Hayes flats come in three kinds and they behave nothing like each other. Worth separating, because a quote that treats them the same will be wrong on at least two.
Maisonettes
Common across Yeading and Botwell, and a distinct kind of job rather than a flat with extra steps. Most have an external stair up to a first-floor front door, frequently with a shared landing below — so everything is carried outside before it is carried inside. That changes what needs covering, where the vehicle stands, and what happens if it rains.

- How tight the turn is, and whether there is a half-landing
- Whether the entrance or landing is shared
- Where the vehicle can stand relative to the foot of the stair
The factory-quarter conversions
The old industrial buildings around the canal and the Blyth Road area make handsome flats: high ceilings, generous rooms, large windows. The catch is that a converted factory usually has one goods lift serving everybody, so the move is booked into a slot rather than started whenever the crew arrives. We arrange that with the building manager.
Newer blocks
Around the station and the redeveloped sites. Loading bays, service lifts, a managing agent who wants the move booked in advance. Physically the easiest addresses on the patch, administratively the ones that want the most notice.
